Berlvis Spaces is in a controlled pilot. The product is real and in use at spaces.berlvis.com, but it is being rolled out to small portfolios first rather than opened wide.

Why the pilot is deliberately narrow

Property records do not fail in the ordinary case. They fail at the edges: a part payment agreed verbally, an early exit, a renewal negotiated over the phone, a caretaker replaced in the middle of a tenancy.

Those are the cases a shared record has to survive to be worth holding. It is better to find them with a small number of landlords and tenants than after a large migration.

What the pilot is proving

That a payment record created by the payment itself holds up months later. That corrections remain visible as corrections rather than quiet rewrites. That a landlord and a tenant can operate from the same timeline without either side keeping a private second copy.

What Spaces does not claim

Spaces verifies what passes through it: that a payment was made, on a date, against a specific tenancy, and that a receipt was issued for it. It does not verify title or ownership, certify a landlord's right to let a space, or replace a tenancy agreement or legal advice. That boundary is part of why the record can be trusted.
